Contract Works Insurance protects physical construction works and selected project property while work is underway. It addresses a different exposure from a contractor’s general third-party liability.
What can it cover? #
Depending on the policy:
- Works under construction.
- Materials and temporary works.
- Certain off-site storage and transit.
- Existing structures where specifically insured.
- Selected plant or project property.
- Debris removal and professional fees following insured damage.
Limits, excesses and exclusions apply.
Who arranges the policy? #
The contract may require cover to be arranged by the principal contractor, builder, developer, owner or another party.
Do not assume another party’s policy protects your business. Check the named insureds, covered works, project period, limits and exclusions.
When may a contractor need its own cover? #
This may be relevant where the contract requires it, the contractor is responsible for the works, no suitable project-wide policy exists or multiple projects are covered under an annual arrangement.
Single-project and annual policies are structured differently.
What if the project changes? #
Tell Webber Insurance if values, scope, construction period or project details change materially. Policy limits, declarations and insurer approval may need to be updated.
Cover should be arranged before work begins because known or existing damage may not be insurable retrospectively.
