Home Insurance and Landlords Insurance can both insure residential property, but they are designed for different ways the property is used.
Home Insurance #
Home Insurance is generally designed for a property you live in as your home.
Depending on the cover selected, it can include:
- The residential building
- Contents and personal belongings
- Temporary accommodation following an insured event
- Legal liability
- Accidental damage, where selected or included
Landlords Insurance #
Landlords Insurance is designed for residential property that is rented to tenants.
Depending on the policy, it can include:
- The residential building
- Landlord-owned contents
- Legal liability
- Loss of rent following certain insured events
- Tenant-related risks such as malicious or intentional damage, where covered
- Additional landlord-specific benefits depending on the insurer
Why does the difference matter? #
Insurers need to know how the property is occupied.
A standard owner-occupied Home Insurance policy may not provide the appropriate cover where the property is being rented to tenants.
Similarly, Landlords Insurance is designed around rental-property exposures rather than an owner occupying the home themselves.
If the use of your property changes, for example you move out and begin renting it, notify your insurer or broker so the insurance can be reviewed.
