Landlord Contents Insurance protects eligible contents and fixtures owned by the landlord at a residential investment property. It is separate from the tenant’s Contents Insurance.
What can landlord contents include? #
Depending on the policy, landlord contents can include:
- Furniture and appliances.
- Carpets, curtains and blinds.
- Light fittings.
- Air-conditioning units.
- Other landlord-owned items kept at the property.
Definitions vary between insurers, particularly for fixtures and items that may also fall within building or strata insurance.
Do unfurnished properties need contents cover? #
An unfurnished rental property can still contain valuable landlord-owned items. Carpets, window coverings, appliances and air-conditioning equipment may need to be insured even when no furniture is supplied.
Does the tenant’s insurance cover landlord property? #
Generally, no. A tenant’s Contents Insurance is primarily designed for the tenant’s belongings and liabilities. The landlord should arrange cover for property they own or are responsible for insuring.
What about strata apartments? #
Landlord Contents Insurance can be particularly important for strata properties. The owners corporation or body corporate may insure the building and common property, while some items inside the apartment remain the landlord’s responsibility.
Review the strata insurance schedule and the Landlords Insurance policy to understand where each item is covered.
How much contents cover should I choose? #
Base the sum insured on the current cost to replace all eligible landlord-owned items, not their depreciated accounting or second-hand value. Review it after replacing furniture, appliances or major fixtures.
